  1. Why do I need buildings cover?

    It provides cover for your property if it's damaged and has to be repaired or rebuilt due to an insured event such as fire or storms.

  2. Why would I need loss of rent cover?

    If you take out loss of rent cover, it will make sure your cash flow is protected if your tenants have to temporarily move out or stop paying rent due to an insured event.

    The basic policy provides cover up to £30,000

    If you need to claim on this cover you will have the choice of either having loss of rent cover or the cost of alternative accommodation paid.

    There is no option to increase this cover level.

    Standard
    Cover provided for 36 months up to a value of 30% of your buildings sum insured, so if for example your buildings sum insured in £100,000 your loss of rent cover will be £30,000. This is offered as standard.

    If your tenants do have to move out, the costs of arranging alternative accommodation on their behalf are also covered.

    There is an option to increase this cover level during the quote.

  3. What is property owners’ liability and why do I need it?

    Property owners’ liability provides cover for any costs and damages awarded to a third party if they suffer a bodily injury following an accident, illness or disease whilst on or linked to your property. For example if a tenant were to fall down the stairs due to poor maintenance they may take legal action against you for their injuries plus other costs incurred such as medical expenses, subsequent loss of earnings and even compensation.

    If you need a higher level of cover, this provides £2 million as standard with the option to extend this to £5 million.

    For example, if you have high income tenants then in the event of injury the amount of damages awarded to them could be high and therefore require a higher level of cover.

  4. Why do I need landlords contents cover?

    If you rent out your property / properties, fully or partly furnished, Landlord’s contents cover can provide cover for the contents you’re responsible for within the tenanted portions of your property.

  5. I don’t know the difference between subsidence, ground heave and landslip?

    Subsidence is the downward movement of ground supporting the building, ground heave is upward movement of ground supporting the building and landslip is movement of ground down a slope.

  6. I have outbuildings, but what is covered?

    Cover is provided for outbuildings, such as detached garages and greenhouses, if they are damaged and have to be repaired or rebuilt due to an insured event such as fire or storms.

  7. What sort of cover do I need if my tenants or their guests cause malicious damage to my property?

    Malicious damage cover will pay the costs when a tenant has deliberately damaged your property or contents (if insured). It will either cover the costs of the repair or the cost to replace items. If, for example, your tenants deliberately smash a window or door or make a hole in a wall the costs will be covered.

  8. What sort of cover do I need if I or my tenants have an accident and cause damage to my property?

    You will need accidental damage cover, this will pay for the costs to repair or replace items. If for example, you or your tenants accidentally smash a window or drop something and crack a sink.

  9. What cover do I need if I have someone looking after, repairing or maintaining my property?

    You will need employer’s liability cover. This will help with your legal defence costs and compensation claims if you’re sued by an employee (or their representative) for injury, disease or death caused by your negligence as their employer. Employers’ liability includes volunteer workers and self-employed people working on your property e.g. handy man or gardener.
