Breck Homes has expanded quickly in just five years. This affordable housing developer now works in the North West and across the Pennines. They've also entered West Yorkshire. During this time, they've created new homes, jobs, and opportunities.

Founded in 2020, Breck Homes develops both affordable housing in partnership with government-backed housing associations, and homes for open market sale. This balanced approach has helped the business grow from a standing start to completing more than 270 homes annually, with more than 300 expected by the end of the year. Within five years, Breck is targeting more than 500 homes per annum to be built.
For Director Andy Garnett, growth has never been about scale alone: “We’ve built a team that believes in what we’re doing,” he says. “Every planning application we submit is shaped by local input and housing association demands. We speak to residents, councillors and ward members before we go anywhere near the council’s planning portal. That’s part of the DNA of the business.”
This approach has helped the team quickly build a strong reputation, supported by long-term relationships with subcontractors, registered providers, investment in skills, and a deliberate focus on affordable housing, a sector that aligns with both Breck’s values and its commercial strategy.
The house building sector is facing some of the toughest conditions in decades. Planning processes are more complex and time-consuming, while a shortage of skilled workers slows the delivery of much-needed homes.
In response, Breck Homes is nurturing its own pipeline of talent, bringing in apprentices, offering career guidance in schools, and keeping experienced subcontractors.

Recognising strong potential in West Yorkshire, the business set out to replicate its North West success in a new market. But expansion needed more than finding suitable sites - it meant to establish a local presence and building a team with the knowledge and relationships to deliver.
Andy had already banked with Lloyds for more than 15 years through previous ventures, so the relationship was already strong when the company launched. That trust proved invaluable when the time came to fund its next phase of growth.
The business secured a revolving credit facility that provided the flexibility to act quickly on land opportunities and manage the cash demands of multiple projects at different stages. “Lloyds’ support played an important part in our move into West Yorkshire. While Breck Homes also invests using its own resources, the funding allowed us to secure key brownfield land in Bradford, accelerating our expansion.”

But Lloyds’ support went beyond finance. The bank offered tailored lending terms for developments meeting high EPC standards, waived arrangement fees on certain products, and shared market insights that helped the team plan its expansion with confidence.

Since securing the revolving credit facility, Breck Homes has made real progress in West Yorkshire, with four sites now in the planning process. The new Leeds office has become a hub for future recruitment, with plans to build a team of site managers, surveyors, and office support staff in the months ahead.
The company’s expansion is also creating opportunities for its trusted network of subcontractors. Many have worked with the leadership team for more than a decade, and Breck is encouraging them to grow alongside the business into new territories.
Investing in people is also a top priority. A recent North West-based project saw 10 local apprentices join the business, covering trades from bricklaying to joinery. The initiative was highlighted by the local council as a model for combining development with community benefit.

The company’s social value work extends to school engagement, where team members run careers evenings and site safety presentations, and to community consultation, making sure that local voices help shape each development.
This focus on people extends inside the business too. Breck Homes has recorded zero voluntary staff turnover since its inception - a rare feat in construction. The company puts that down to choosing its team carefully, looking after them well, and fostering a culture where everyone is invested in the mission. As Andy explains, “when you’ve got the right team, everything else becomes possible.”
Breck Homes is now on track to increase its annual output by more than 60% over the next five years, supported by a healthy pipeline of sites in both the North West and West Yorkshire – circa 2000 homes in the pipeline. The revolving credit facility from Lloyds will remain a key tool for managing the capital demands of multiple large-scale developments.
