West Bromwich-based JB1 Properties has secured a £2.1m loan from Lloyds to support phase two of its residential development on Mounts Road in Wednesbury, delivering 28 new apartments.

JB1 Properties is a property development business, part of the wider JB1 Group, founded in 2009, which also includes a construction and groundworks business as well as a plant hire operation for commercial clients. Over time, the directors began building a land bank and increasingly focused on growing the residential side of the business.

Now, we’re looking to grow our residential development arm of the wider group business even more and use this experience to unlock further complex sites for much needed housing.
The Mounts Road scheme reflects that shift. The brownfield site required significant remediation works before construction could begin. Preparing the highly challenging site involved extensive engineering and groundwork, including addressing 12 former mine shafts, removing asbestos, and clearing other contaminants to prepare the land for redevelopment. Up to 60 people have worked on the project at any one time, demonstrating JB1’s positive impact on local employment as well as tackling housing shortages.

The phase two facility builds on Lloyds’ existing backing for the wider scheme. JB1 Properties previously received a £2.8m development loan through Lloyds’ Clean Growth Financing Initiative (CGFI) to help finance construction of 17 houses on the same site. JB1 Properties says sales have now been agreed or completed on 13 houses to date, providing a platform for the business to continue investing in the next stage of delivery. The development also includes sustainability measures such as solar panels and energy-efficient lighting.
