Nakota Property Management is a traditional building company based in Stoke-on-Trent that has carved out a niche developing high-specification, energy-efficient homes for the social care sector. With support from Lloyds, the company is regenerating disused brownfield land across Staffordshire and Cheshire while creating much-needed housing for vulnerable adults.

Founded on traditional values and local craftsmanship, Nakota has established itself as a specialist developer with a clear social mission. The company, led by operations director Neil Harding alongside directors Steve Taaffe and Nick Wiggins, maintains traditional building skills while embracing modern sustainability technologies.
The business identified a gap in the market for purpose-built social care accommodation and has developed a model that benefits communities, care providers and the environment. By focusing on brownfield regeneration, Nakota transforms neglected sites into vibrant residential developments while providing guaranteed long-term rental income through partnerships with care organisations.
Nakota's first major project saw the company develop three detached bungalows on the site of disused garages in Audley, near Stoke-on-Trent. The properties were built to the highest energy-efficiency standards, featuring solar panels on every roof, electric vehicle charging points and premium windows. All three bungalows are now let to Ardour Housing CIC, a community interest company launched in 2024 that provides flexible housing solutions for vulnerable adults, supporting them on pathways to employment, community integration and independent living.

Lloyds supported the Audley development with a £400,000 loan through its Clean Growth Finance Initiative, which provides discounted lending to businesses making sustainable investments, including developing new buildings to industry-recognised, high energy-efficiency standards.
The funding enabled Nakota to complete the build to Ardour’s specification requirements, with thoughtful design features that prioritise accessibility alongside sustainability. The properties include disabled access parking, space for a carer's office and rest facilities to enable 24-hour monitored care, including camera and intercom systems. Nakota also provides a 10-year guarantee on all properties, giving care partners peace of mind about maintenance, creating homes that minimise environmental impact while maximising comfort and convenience for residents.

Building on the success of the Audley project, Nakota has significantly expanded its development pipeline. The company has completed seven two-bedroom townhouses on the site of a former Methodist chapel in Stoke. The development features four three-storey townhouses facing the street and three properties with a central courtyard, all with off-road parking and renewable energy-powered EV charging points.
A further development in nearby Hanley comprises four apartments, including two disabled-accessible ground floor units and two upper floor apartments, all powered by renewable energy.
Looking ahead, Nakota has plans for 11 one-bedroom apartments on a brownfield site in Crewe, featuring fully electric heating and water systems, followed by four blocks of four flats in Stoke. The company's 10-year ambition is to become a Registered Social Landlord, directly employing carers and securing contracts from local authorities.
The developments are also creating local employment, with Nakota engaging up to 16 workers on site each week, while care partner Ardour continues to recruit staff to support residents.
