Transforming Bradford Works into a modern living community

Bradford Works sits at the corner of Harford Street and Barr Street, on the edge of Birmingham’s historic Jewellery Quarter. For years, the site stood derelict. Now, it’s set to become a 54 unit shared living development designed for postgraduate students, young professionals, and Gen Z renters seeking connected, flexible urban living.

For Cordia UK, the project is a key milestone in delivering its wider Great Hampton Street Masterplan, by bringing disused spaces back into productive use while preserving the area’s architectural character.

Sustainable finance supporting long-term vision

Lloyds is supporting the redevelopment with a £5.25 million CGFI package, recognising the firm’s commitment to reducing embodied carbon, improving energy efficiency and adopting responsible building materials across its UK portfolio.

For Cordia, the finance forms part of its long-term strategy to deliver projects that meet ambitious ESG goals while creating vibrant communities.

Design that respects the past while building for the future

The redevelopment keeps much of the original structure, significantly reducing embodied carbon.

Key elements of the design include:

  • Removing an outdated mansard roof
  • Repurposing the basement and existing floors
  • Adding two new black terracotta-clad levels with perforated metal panels inspired by the building’s early 20th century history as Fattorini & Sons, makers of medals and enamelled regalia

This approach preserves the building’s industrial heritage while introducing modern, efficient materials that support low-carbon construction.

Bradford Works has been designed with sustainability in mind from the outset. Features include:

  • A central Air Source Heat Pump for hot water
  • Localised ventilation with energy-efficient extract systems
  • 37kW Solar PV, expected to generate around 34,600 kWh of renewable energy annually
  • Estimated carbon reduction of 6.1 tonnes per year
  • EPC A ratings projected for all studio units

Combined, these measures aim to deliver strong energy performance for residential buildings in its category.

  • Communal kitchens and lounges on every floor
  • A rooftop terrace overlooking the city
  • All-inclusive rents that remain around 20% lower than the average one bedroom build to rent property

This model aims to make high-quality, sustainable living both accessible and affordable.
