What is an agreement in principle?

An agreement in principle (AIP) is the first step in applying for a mortgage. It shows how much you could borrow from a lender before you apply. 

An AIP might also be called the following.

  • Mortgage in principle.
  • Decision in principle (DIP).
  • Mortgage promise.
  • Mortgage offer in principle.

At Lloyds, we call it an agreement in principle or AIP throughout your mortgage journey. 

Keep in mind that an agreement in principle does not guarantee how much we will lend you. Terms may change when you do a full application.

How to get an AIP with Lloyds

It’s quick and easy to apply for an AIP online.

  1. Start your application online. It should take about 10 minutes.
  2. We’ll need to know about your income, outgoings and addresses for the last 3 years.
  3. We’ll do a soft credit check. This won’t affect your credit rating or your ability to borrow in the future.

You'll get an instant decision if you apply between 6am and 10pm Monday to Saturday, or 6am and 9pm Sunday. Otherwise, we'll give you a decision the next day.

What documents do you need for an AIP?

When you apply for an agreement in principle, you’ll need to have some documents and details ready. This might include:

  • your name and date of birth
  • addresses for the past 3 years
  • details of your income 
  • your monthly outgoings
  • any outstanding balances on credit cards and loans.
