A lifetime mortgage is a form of equity release. This means you could unlock some of the money tied up in your home without having to move house.
The money is secured against your property as a loan. It can be taken out as a tax-free lump sum or withdrawn in smaller amounts over time, depending on the lender.
You don’t have to make monthly repayments with a lifetime mortgage, as the loan can be repaid once the house is sold. This is usually when you pass away or enter long-term care in later life. In some cases, your family might be able to repay the debt using other funds so they can keep the home.
You’ll still be charged interest on the money you borrow. But how you pay your interest will vary based on the type of lifetime mortgage you choose.
- With a roll-up lifetime mortgage – interest builds up and compounds over time. This is added to your loan balance, which is repaid when your home is sold.
- With an interest-paying lifetime mortgage – you could make monthly or one-off payments to pay off your interest and reduce some of your borrowing costs. You’ll still pay off the remaining mortgage balance and any interest when your home is sold.
